President Donald Trump and New York City Mayor Zohran Mamdani have agreed to advance discussions over an ambitious housing project in Queens that could create thousands of new homes and help address the city’s affordability crisis.
The two officials met privately at Gracie Mansion, the mayor’s official residence, during Trump’s visit to New York for the United Nations General Assembly. Their discussions focused on a proposal to construct a new neighborhood above Sunnyside Yard, a large active rail facility in Queens.
Mamdani is seeking approximately $21 billion in federal funding to build a platform above the rail yard, creating space for around 12,000 homes. City officials estimate that the project could also generate as many as 30,000 jobs.
Following the meeting, Mamdani announced that City Hall’s housing and operations teams would begin direct technical discussions with the White House. These talks will examine potential financing, federal approvals and the legal authorization required to construct the platform over the rail yard.
The agreement represents progress for the proposal, which Mamdani first presented to Trump during a meeting in Washington in February. However, the president has not made a formal commitment to provide federal funding.
Trump expressed interest in the project and acknowledged that its location and complexity would require extensive federal involvement. Sunnyside Yard is used by several rail operators, making any large-scale construction dependent on cooperation between the city, federal agencies and transportation authorities.
The president said that any development at the site should include a substantial affordable-housing component. Mamdani has described the proposal as an opportunity to create an entirely new neighborhood in an area already connected to major transportation networks.
New York continues to struggle with a severe shortage of affordable homes. High rents, limited housing supply and rising everyday expenses have placed increasing financial pressure on working- and middle-class residents. Mamdani has made housing affordability a central priority of his administration.
Supporters believe developing the space above Sunnyside Yard could provide thousands of homes without requiring the city to clear an existing residential neighborhood. The project could also encourage new commercial activity and infrastructure investment in Queens.
However, constructing a platform above an operating rail yard would be technically difficult and extremely expensive. Previous development plans for the site have faced questions about financing, engineering requirements and coordination among government agencies.
The Gracie Mansion meeting also covered immigration and other matters affecting New Yorkers. Mamdani raised the status of Haitian residents protected under the Temporary Protected Status program, although no policy commitment was announced.
Despite their major political and ideological differences, the Democratic socialist mayor and Republican president have maintained an unexpectedly cordial working relationship. Mamdani defended his decision to engage with Trump, arguing that cooperation with the federal government could produce tangible results for New York residents.
The next phase will involve technical negotiations between city and federal officials. Those talks will determine whether the Sunnyside Yard proposal can advance from an ambitious concept to a financially and legally viable housing development.
